Anything that new would have ceramic and not asbestos seals,so no changing the fan will not be a problem. The pipe on the top is a flue pipe and Metalbestos is a brand name for this pipe.If the boiler has regular maintenance it should operate for 15-20 years before it needs to be replaced.
